What It Really Means to Restore
We want to explain the fundamental difference between restoration and simple renovation, because it is a distinction that makes all the difference in our way of working. When we renovate a normal building, we have a certain freedom: we can modify layouts, replace materials, update systems according to modern standards. The primary objective is functionality, comfort, efficiency.
In monumental restoration, instead, each of our actions must be guided by a fundamental principle that we call respect for authenticity. This means that before touching anything, we must study the building thoroughly. It is not sufficient to say “this wall is damaged, we will redo it.” We must ask ourselves: how was that wall originally made? What materials were used? What construction technique was employed? Why did the architect or master builder of the time choose precisely that solution? And above all: what can we recover from the original and what instead must we necessarily replace?
There is a very delicate balance to maintain. On one hand, we want to preserve as much as possible of the original building, because every stone, every brick, every decorative detail carries with it historical, technical, artistic information. On the other hand, we must also ensure that the building is safe, usable, that it can continue to live and not just be a relic frozen in time. This balance requires not only technical competence, but also historical and artistic sensitivity. It requires the ability to read a building as one reads an ancient book, respecting its original language but making it comprehensible also to contemporary readers.
The Traditional Techniques We Still Practice
One of the things that distinguishes us in the field of restoration is that we have not lost contact with traditional construction techniques. While many modern construction companies know only reinforced concrete and industrial materials, we have kept alive the knowledge of techniques that date back centuries. This is because in our family these techniques have never been abandoned: they were transmitted from Massimo to Cristoforo, from Cristoforo to Massimo II, and then to us.
Take for example the working of tuff. Tuff is a volcanic stone that for centuries has been the principal building material in southern Italy. It has extraordinary properties: it is relatively easy to work when fresh from the quarry, but then hardens over time. It has excellent thermal inertia, keeps environments cool in summer and retains heat in winter. It has transpiration capacity that allows walls to “breathe,” avoiding humidity problems. When we intervene on a tuff building, we know how to work this stone, how to cut it, how to lay it, how to treat it. We know which mortars to use to bind it, because modern cement-based mortars are incompatible with tuff and would create more damage than benefits.
The same goes for dry stone walls, that ancient technique of assembling stones without mortar that creates structures of extraordinary beauty and functionality. It seems simple, stacking stones one on top of another, but it is an art that requires years to master. One must understand how to choose the stones, how to position them so they fit together perfectly, how to create a stable structure that will last centuries without need of binders. Massimo Pellino practiced this technique, and we have kept it alive because we know that when we intervene on historic terracing or ancient rural buildings, the dry stone wall is often the most appropriate solution, the one that respects the original and at the same time guarantees durability.
Decorative plasters are another field where our historical experience makes the difference. Historic buildings rarely had walls simply plastered white. Plasters were works of art: they were colored with natural pigments, decorated with geometric or floral motifs, worked with textures that created effects of light and shadow. When we restore these plasters, we cannot simply apply a coat of modern paint. We must study the original composition of the plaster, understand what binders were used (typically air lime, not cement), what pigments, what application techniques. Then we must replicate all this using materials and methods compatible with the original.
Arches and vaults in tuff represent another of the specialties we inherited from the Pellino tradition. Creating an arch or vault that is not only aesthetically beautiful but also structurally functional is a complex art. One must understand the geometry of thrusts, how weight is distributed along the arch, how each stone works in compression to support the entire structure. In historic buildings these structures are often damaged by time, seismic events, wrong interventions from the past. We know how to assess the damage, how to consolidate where necessary, how to possibly reconstruct collapsed parts so that they are indistinguishable from the original but at the same time structurally safe.
The Study and Diagnosis Process
We want to take you inside our work process when we face a monumental restoration project, because it is here that one truly sees the difference between a professional intervention and an improvised one. Everything begins with what we call the cognitive phase. Before thinking about what to do, we must understand what we have in front of us.
The first thing we do is in-depth historical research. We go to municipal archives, diocesan archives if it concerns religious buildings, local libraries. We search for original documents: projects if they exist, historical descriptions, period photographs, historical cadastres. Every piece of information is precious. A photograph from nineteen hundred can show us details that are now lost but that we can reconstruct. An archival document can reveal to us who the original builder was, what materials were used, what modifications the building has undergone over the centuries.
In parallel, we make an extremely accurate survey of the building in its current state. We do not limit ourselves to measurements and floor plans. We photographically document every detail, every decay, every subsequent modification. We use modern techniques like laser scanning that allows us to have a three-dimensional representation accurate to the millimeter. But we also use direct observation, because there are things that only the expert eye notices: a small variation in the color of the mortar that indicates a subsequent repair, a slight deformation in an arch that suggests structural settlement, a type of stone working that reveals an earlier construction phase.
Then come diagnostic investigations. Here we enter the scientific field. We take samples of materials to analyze them in the laboratory: we want to know exactly what the original plasters are made of, what the mechanical characteristics of the stone are, if there are problems of humidity or salts. We use non-invasive techniques like thermography that allow us to see through plasters without drilling holes, identifying hidden cavities, underlying wall structures, thermal bridges. We conduct load tests to understand the load-bearing capacity of the structures. All this information is collected, analyzed, synthesized into a complete diagnostic picture that is the basis on which we will then design the intervention.
The Design of the Intervention
With all this information in hand, the actual design phase begins. Here all the complexity of monumental restoration manifests itself. We must make decisions that balance different and sometimes conflicting needs: preservation of historical authenticity, structural safety, building functionality, economic sustainability of the intervention.
Imagine having to restore a seventeenth-century church with frescoed walls, a partially degraded wooden roof, and foundations showing signs of settlement. We cannot simply demolish and rebuild, we would lose all the historical and artistic value. But we also cannot leave everything as it is, because the building risks collapse. We must find solutions that are both respectful of the original and technically effective.
The roof, for example. We discover that the main beams are in good condition, but some boards and the roofing are degraded. The solution we design provides for conserving all the original beams, consolidating them where necessary with compatible techniques (we would never put a concrete beam next to an ancient wooden one). We will replace only the parts no longer recoverable, using timber of the same species and worked with the same traditional techniques, even if this costs more and requires more time. The roofing will be redone with tiles recovered from demolitions of buildings from the same period, because we want the result to be coherent with the original even from an aesthetic point of view.
The foundations require a delicate structural intervention. We cannot excavate modern foundations in reinforced concrete, we would ruin the static balance of the building and create humidity problems. Instead we design gradual consolidation using traditional underpinning techniques, injections of specific mortars, micropiles where strictly necessary. Each intervention is studied to be minimal but effective, to add only the necessary safety without distorting the original structure.
The frescoes require the intervention of specialized restorers. We coordinate their work with the structural work, because everything must be synchronized. First the masonry is consolidated, then the plasters are worked on, then the frescoes. If we get the sequence wrong, we risk damaging irreplaceable works of art.
Execution and the Restoration Construction Site
The monumental restoration construction site is completely different from a normal building site. First of all, speed is not a priority. What counts is precision, respect for materials, care for every detail. Our workers on restoration sites are specialized craftsmen, many of whom learned the trade working with us for years, absorbing that practical knowledge that cannot be learned from books.
When one of our stonemasons works tuff to replace a damaged stone, he does so with gestures that are identical to those Massimo Pellino made a century ago. He uses the same tools, applies the same principles. He must understand the grain of the stone, the point where to strike to obtain the desired shape without creating unwanted fractures. He must feel the material under his hands. This work cannot be done mechanically or hastily.
When our masons apply lime mortar to an ancient wall, they know that mortar must be compatible with the original stone. It must have the same breathability, the same elastic behavior, the same color. They prepare the mortar on site, dosing the ingredients according to recipes that have remained substantially unchanged over the centuries: air lime, local sands, sometimes pozzolana, water. No cement, which would create an impermeable barrier and damage the stone. They apply the mortar in thin layers, allowing time for each layer to carbonate before applying the next. It is slow work, but it is the only way to obtain a result that will last over time.
Throughout the construction site, we maintain extremely accurate photographic and written documentation. Every phase is documented, because this is part of the restoration process. We are adding another chapter to the history of that building, and we must leave clear trace of what we did, what materials we used, what techniques we applied. This documentation will be precious for future restorers who, in fifty or a hundred years, will intervene again on the building.
The Value Beyond Restoration
When we complete a monumental restoration, we have done much more than repair a building. We have preserved a piece of history, a piece of the cultural identity of the community. Those historic buildings are not just beautiful architectures: they are material testimonies of how past generations lived, built, thought. They are history books written in stone and mortar.
But there is also an extraordinary technical value in what we do. When we study an ancient building, when we understand how it was built, we often discover technical solutions of surprising intelligence. Ancient builders, even without modern structural calculations, had developed through experience and intuition systems that worked perfectly. Studying and restoring these buildings teaches us things we can apply even to modern construction, especially from a sustainability perspective.
Take for example the thermal behavior of tuff buildings. Those buildings maintained comfortable temperatures in summer and winter practically without need for artificial heating or cooling, only thanks to the properties of the material and the intelligence of the architectural design (orientation, wall thickness, size and position of openings). This is an extremely valuable lesson for us today who seek to build energy-efficient buildings.
